If the selling price ends up being "far, far over market value", there's a good chance it's actually a money-laundering scheme. Probably it's for the best if you depart the entire sketchy situation, hopefully with a full buyout of the lease. Yeah it sucks, moving again is a pain but I believe most if not all of us here will stick with you through another move and beyond.

I don't know how it is there but I have always held my landlords to a 7 days notice of inspection rule, I never let them have the keys. If they want to show someone around they need to do it on your terms.

Did they say you'd need to vacate if it sold? Let them make the first move by them issuing an eviction notice. In the interim, make sure you uphold all terms of the lease and pay the rent like clockwork. Don't let them come up with a piddly excuse to break the lease.

The city of brotherly love is owned my the property owners, so this city has no tenants rights at all. Landlords can do whatever they wish with impunity, totally legal. As a sole proprietorship without collateral I am ineligible for financing, went through that last year in a video.

Same here in the UK. Otherwise why would anyone commit to a lease if f cold just be yanked away under a change of ownership? Depending how long the lease is and what covenants there are with respect to rent review those are the only things that can be changed by the new owner. Either to not renew it. Or to try and increase rent , but they need to justify that raise and it has to be in-line with other similar properties.
Either way still sucks to have to deal with I just hope Fran can get some sound legal advice that spells it out in plain language.

Oh that is damn ridiculous. Changing ownership should not change your legal rights with your lease with the previous owner. The new own has to accept and continue existing charges against the property. You are going to have to consult for legal advice because I am sure that is the case by default. Otherwise no one would ever buy a lease.
Even so it sucks you have another headache to deal with. We feel for you Fran but don't depress yourself.

Fran, I'm devastated for you, all I can say is it might not be as bad as you think. With the country being pushed onto the ground by you illustrious leader, buyers might just be looking for a longer term investment, if it all goes wrong again I and most of your other patrons, will stand by you. Also I am in the process of drawing some money from a pension I have, not enough to buy the property for you but enough to throw a couple of hundred dollars at any new fundraiser you may start or as a one off extra patreon payment. I'm not having a great week myself, first a friend of mine died in his sleep last Friday night, now this! C'mon now! We're the good guys!

Sorry to hear “never” being sold means “later this year” :-( On the plus side if they’re asking way over market rates for it, it might not sell at all and just go off the market. Which might just mean weeks of unwanted visitors, but not having to move. Either way a 6 year lease is a 6 year lease, and it’d have to be sold subject to that lease. So you’ve got more leverage than the last place. But I’m still sorry to hear there’s More Landlord Drama :-( Ewen

IANAL, but in my experience as a landlord, leases survive changes in ownership, unless there is a clause to the contrary. Any advance rents or deposits are transferred to the new owner. If the price is above market, you'll probably rarely see any prospective buyers (times and advance notice for access/showings should be addressed in the lease). I just watched Louis Rossmann's video about a possible new location for his business, and how the owner wants a demolition clause where the lease could be terminated if the building were to be torn down.
